This guide covers what it costs, which schools sit inside vs outside the city, what to check before signing, and the scams students fall for most often. 1. Budget — What a 1-Bedroom Apartment Costs
Prices depend mainly on one thing: whether your school is inside the city or out in the university towns. Here are realistic mid-2026 figures for furnished 1-bedroom apartments.

The upfront cost catches students off guard
In Chengdu, rent is usually paid in advance. The most common arrangement is 押一付三 (yā yī fù sān) — one month's deposit plus three months' rent paid upfront. So a ¥1,800/month apartment means roughly ¥7,200 on day one (¥1,800 deposit + ¥5,400 rent). Some landlords accept 押一付一 (deposit + 1 month), but it's less common and may cost slightly more per month. Budget for this before you arrive.
- Deposit — Usually 1 month's rent, refundable at move-out if the place is in good condition.
- Property management fee (物业费 / HOA) — ¥1–¥5 per sqm/month in student-area buildings, often ¥50–¥200 total. Confirm whether it's included in the rent.
- Electricity — ¥60–¥200/month (AC in summer adds up).
- Water & gas — ¥30–¥80/month combined if you cook.
- Internet — ¥50–¥100/month for fiber; some apartments already have it.

2. Best Areas — Match Your School to the Price
Most international students arrive not knowing Chengdu's layout, so here's the simple rule: a 1-bedroom apartment near schools inside the city runs ¥1,600–3,200; near the university towns outside the city it runs ¥1,400–2,000. Find your school below.

Inside the city (城内) — ¥1,600–3,200
Sichuan University (Wangjiang / Huaxi), UESTC (Shahe), and Southwest Jiaotong (Jiuli) sit inside the 2nd ring road. You get walkable streets, food, and metro access (Lines 2, 3, 7, 8). Apartments are a bit smaller and pricier per sqm, but you're in the middle of everything — popular with international students at SCU's overseas programs.
Outside the city (城外) — ¥1,400–2,000
温江大学城 (Wenjiang University Town) is the big outside cluster — SWUFE, Chengdu University of TCM, Sichuan Agricultural University and several others. A 1-bedroom here is the cheapest in the city, with a classic campus-town vibe (e.g. around 柳岸锦城). Trade-off: it's 40–60 min from downtown by Metro Line 4, so a downtown internship or nightlife means a long commute.

3. Viewing Checklist — Student Edition
Photos lie. When you tour (in person or by video call), check the things students care about most:
- Noise — Stand in the room for a minute. Thin walls and rowdy neighbors are the top complaint in student buildings. Check both daytime and evening if you can.
- Internet — Ask which carrier serves the building and test speed on your phone. Some older buildings have weak WiFi signal.
- Laundry — Many Chinese buildings have a communal 洗衣房 (paid washers/dryers on each floor or in the basement). Confirm where it is; in-unit machines are rare in budget apartments.
- Heating in winter — Chengdu has no central heating. You'll rely on an AC unit (heats) or a 小太阳/电暖气. Test the AC actually blows warm air.
- Bike / e-bike parking — If you'll ride a shared bike or own an e-bike, check there's secure parking and a charging spot.
- Security — Is there a gate and a 保安 (guard)? Important for solo students, especially at night.
- Kitchen — Does the stove/induction plate work? Is there a fridge? Counter space for meal prep?
- Shower & drainage — Run the water, check temperature and that the drain doesn't back up.
4. Lease & Deposit — Watch These
- Lease length — Usually 1 year. Exchange students wanting 6 months should ask early; some landlords agree at a small premium. Get the exact end date in writing.
- Deposit receipt — Get a written receipt for your deposit (a 转账备注 "租房押金" on WeChat/Alipay counts). No receipt = hard to get money back.
- Early exit — If you leave before the lease ends, expect to forfeit ~1 month's rent. Some leases let you find a replacement tenant instead — negotiate this in.
- Translate the lease — Leases are in Chinese. Have a trusted person or agent translate the key clauses (deposit, exit penalty, who pays repairs) before signing.
- Photo everything — Document existing scratches, stains, and broken items on move-in day and share with the landlord. Protects your deposit.

5. Scams & Red Flags Students Should Avoid
Students are targeted because you're new and often in a hurry. Red flags:
- "Viewing fee" (看房费) — Real agents and landlords do not charge to show you a place. Walk away.
- Price too good to be true — A ¥1,000 apartment "5 min from Tianhe" is almost always a bait listing to grab your contact info.
- Renting a room from a non-owner — If the person showing you the place isn't the owner and can't prove they're authorized, they may take your deposit and vanish. Always see the 房产证 (ownership doc) or rent through a verified agent.
- Deposit not in the contract — If the lease doesn't mention your deposit amount and return terms, don't pay yet.
- Pressure to pay now — "Someone else is coming in an hour, pay the deposit to hold it" is a classic rush tactic. Take a breath and verify.
